Property is managed by Hong Kong Company JBE Properties As I had rented a unit which was not under a company policy the landlord took advantage and made unreasonable deductions against the deposit held One example The property uses 3 pin plug switches thruout the apartment that come with an integrated red light when switched on Should these red lights fuse the tenant is liable for the replacement of the entire switch as there is no replacement for just the red lef light bulb It is a costly affair Overall the landlord will take advantage to his benefit wherever possible General wear and tear is not ever acceptable

I was a tennant here for four years Never any issues except when claiming for a refund of the two months deposit held Returned the unit repainted and still no sign of a refund The excuse was that during a pandemic the office staff work from home Many unnecessary and unjust deductions were made The units here use a brand of three pin plugs with red integrated led lights that illuminate when on There is no replacement found for these tiny lights and each room has many outlets Neither is it stated in the tenancy agreement that the tenant has to pay for the import of these costly integrated light replacements Overall the apartments here are bright and airy with good features However the true attitude of the landlord only shows when its time to refund the deposits He will scrutinise everything but misses out that the pool side timber decking needs to be replaced and lose tiles in the pool can cut The poolside toilet is used by staff and not well maintained either
